landlord electrical safety certificate (EICR)
Landlords must obtain a EICR every 5 years
MteK Solutions offers comprehensive Electrical Installation Condition Reports (EICR) for landlords, ensuring rental properties meet safety regulations.
Our qualified electricians conduct thorough inspections to identify potential hazards, providing landlords with the certification needed to ensure tenant safety and compliance with legal requirements.
Frequently Asked Questions
As a landlord, you are legally required to have a valid Electrical Installation Condition Report (EICR) to ensure your property’s electrical systems are safe for tenants. This is crucial for meeting legal safety standards and protecting both your property and tenants.
An EICR is required every five years or at the start of a new tenancy, whichever comes first. However, if the previous report indicates a need for earlier inspections, it’s essential to follow those recommendations to maintain safety and compliance.
During an EICR, we inspect and test the property’s fixed electrical installations, including the wiring, consumer unit, circuits, sockets, switches, earthing and bonding. We look for damage, deterioration, overloading and other potential safety risks, then record any issues that require attention.
The certificate will detail the condition of your electrical installations and highlight any issues that need rectifying to meet safety standards. It will include a clear summary of any defects, categorised by severity, and provide recommendations for remedial work if required. This ensures your property remains compliant with regulations and safe for your tenants.

Alastair MacLeodWe have used Michael and his team for many years now. We would admit to being "picky" customers, we are very fussy about work being done to a REALLY high standard, people working around the house being professional, and - since so much electrical stuff involves disrupting the house itself (carpets, floorboards, skirtings, etc) I also only choose companies who I trust to leave things complete, well-executed but with everything in the house back the way they found it. These guys are great, we would never use anyone else. Highly recommend to anyone needing a top-draw team for any electrical / security system work. @MICHAEL thanks for the recent job, another successful project.Posted on Google
Marco RI recently hired MteK Solutions to conduct a EICR inspection on a rental property and I couldn’t be more pleased with the service. They were punctual, professional, and thorough in their work. They inspected the entire electrical system, including sockets, lights, wiring, and distribution board, providing a detailed report with clear explanations and recommendations. Their recommendations were practical and focused on safety and code compliance, which gave me peace of mind as a landlord. The pricing was transparent and fair, with no hidden fees. I will definitely use their services again and highly recommend them to other property owners.Posted on Google
Lee JolliffeI have used MteK a few times over the past year once to mount my TV on the wall, install extra sockets and replace my current fittings throughout the house. The 2nd time was to run electric to my workshop outside, fit an outside light, 2 outdoor sockets and replace my old porch light. I have always found them very professional, tidy and courteous. The work was completed within the discussed times and to a very high standard. I would highly recommend them for any electrical work you need. They are well priced, reliable and honest spotting things I did not and providing professional advice and opinions to ensure you make the right choices regarding placement and choice of sockets, actually saving me money! They also helped me out at short notice when my mum's electric tripped out due to an issue with the boiler, they attended within 24hrs, diagnosed the issue and quickly got it sorted, this was hugely appreciated as it was a cold month. Keep up the good work MteK 👍🏻Posted on Google
Lizzie BonnichonMteK did all my lighting in my kitchen for me - they were recommended to me from a friend and I’m so glad I went with the recommendation, couldn’t fault their work, they’re very friendly and helpful with lots of knowledge and advice. Would thoroughly recommend them to anyone who’s looking for decent electricians that are reliable and know what they’re doing with high standards at fair pricing too. Keep the kettle flowing for the lovely lads too.
